What You Need to Know About Exploring Tulum in Mexico
Discover Tulum’s ruins, beach road, downtown, and new airport, plus how to visit easily from all the nearby Excellence Resorts.
For years, travelers heard whispers of the name “Tulum” associated with ancient ruins overlooking the Caribbean Sea, white-sand beaches, and a few cabanas and yoga retreats.
What began as an ancient Mayan port city has transformed into one of the most talked-about travel destinations in Mexico, blending history, luxury, eco-tourism, nightlife, and rapid development all in one place. Better yet, it is relatively close to Cancun on the Yucatan Peninsula, and even closer to the Riviera Maya coastline, allowing for an amazing day trip.
The history of Tulum
Long before the tourists arrived, Tulum was a thriving Mayan trading port. The most famous part of Tulum today is still the ancient archaeological site perched dramatically above the turquoise Caribbean waters.
The ruins are one of the few Mayan cities built directly on the coast and were once an important hub for trade routes connecting the Yucatán Peninsula with Central America. Today, visitors can walk through the preserved stone structures while enjoying breathtaking ocean views.
Tulum's three main areas
Many first-time visitors are surprised to learn that Tulum is spread across three distinct areas, each offering a completely different experience.

The Ruins
The archaeological zone is the historic heart of Tulum. This is where travelers come to experience the iconic seaside Mayan ruins and the white sand beach with sparkling turquoise waters below. Recent additions like Jaguar National Park have also expanded protected areas surrounding the ruins and introduced more conservation-focused tourism.
Downtown Tulum
Known locally as “Tulum Pueblo,” downtown is the more local, everyday side of Tulum. Here you’ll find restaurants, cafés, shops, bars, street food, and a growing residential community.
Compared to the beach zone, downtown feels more casual and accessible.
The Beach Road
The famous beach road, often referred to as the Hotel Zone (though different from the Cancun Hotel Zone), is what many people picture when they think of Tulum today. This stretch along the coast is lined with hotels, restaurants, beach clubs, wellness spots, and trendy nightlife venues tucked into the jungle.
The beach road has become known for its bohemian aesthetic, with open-air dining experiences blending into the natural surroundings.
Tulum has experienced massive recent development
Over the past several years, Tulum has undergone rapid growth and development. What was once considered a quiet spot has evolved into a major bustling hub of activity.
New roads, residential developments, and tourism infrastructure continue to reshape the area. Some travelers love the increased accessibility and offerings, while others feel Tulum has lost some of its original laid-back charm.
The new Tulum Airport
One of the biggest recent changes is the opening of Tulum International Airport, officially known as Felipe Carrillo Puerto International Airport.
The airport opened in late 2023 and has dramatically improved access to the southern Riviera Maya. However, most likely, if you are staying in Cancun or the Riviera Maya, you will still use Cancun International Airport.
Nevertheless, this airport has quickly become one of the region’s major transportation hubs, with passenger traffic continuing to grow as new routes are added.
